Welcome to Your New Apartment

Moving into a new apartment is exciting, but it can also come with a long to-do list. To make things easier, we’ve put together a handy guide to help you settle in, stay organized, and avoid common pitfalls.


1. Set Up Your Utilities

Before moving in, make sure all necessary utilities are ready to go. Here’s what you need to know:

  • Electricity: Contact Duke Energy to set up your account at duke-energy.com or call 1-800-521-2232.
  • Water and Sewer: Specifics of service vary by building. Consult your lease to determine whether you need to establish service.
  • Internet: At some locations, internet service is included with your lease. Consult your lease to determine if you need to connect your own service.


2. Get Renter’s Insurance

Accidents happen, and having renter’s insurance is required per your lease. Your policy should include a minimum of $300,000 in liability coverage and $5,000 in medical coverage. Your lease specifies the party to list as an additional insured, as this varies by building.


3. Inspect Your New Space

Take a good look around your apartment and fill out the move-in checklist. Document any pre-existing issues—scratches, dents, or malfunctioning appliances—and report them to the management team. This helps ensure you’re not charged for these when you move out.


4. Know the Rules for Your Apartment

Every apartment has guidelines to keep things running smoothly. Here are a few highlights:

  • Temperature Control: Maintain the thermostat at a minimum of 60°F to avoid frozen pipes, even if you’re away.
  • Trash: Always use the dumpsters provided—no leaving trash in hallways or common areas. Improper disposal may result in fines.
  • Alterations: Avoid using nails, screws, or adhesive strips that could damage walls. Stick to approved methods for decorating.
  • Parking: Only vehicles with valid permits are allowed in the lot. Contact the office to register your vehicle if you haven’t already.


5. Emergency and Maintenance Tips
  • If something breaks or isn’t working, submit a work order through the online portal right away.
  • For emergencies (like heating issues during a snowstorm), call 765-767-4000. Make sure pathways to furnace vents and heating units are clear so maintenance can assist quickly.


6. Keep Things Clean and Damage-Free

Help us keep your apartment and community in great shape:

  • Use cutting boards on countertops to prevent scratches.
  • Avoid placing furniture too close to heaters to ensure airflow and safety.
  • Follow garbage disposal care instructions (no grease down the drain).


7. Moving Out Later? Plan Ahead

When the time comes to leave, your apartment should look as good as it did when you arrived. Cleaning fees for items like ovens, refrigerators, and carpets are outlined in the lease, so tackling regular upkeep now will save you time and money later.
